Can my offer stay as a back up offer?

by Larry Hall

So you wrote an offer and the seller didn’t take it. The seller also asked if you wanted to stay as a back up offer for their house. This happens a lot and it can be a very good thing for you! If for some reason the contract with the first people falls through you would slide right in and now be under contract for your new home!

Don’t worry this is still a legally binding contract that is backed by earnest money unless otherwise noted. You also will not have to do your inspection until you are in 1st place for the house! What do you have to lose? Not really anything!

Yes! We can still look at homes and if we find one and get a contract before our back up offer is thrust into 1st place than all we do is withdraw your back up offer. No harm no foul! If you have any questions give us a call 316-365-7767.
