So you want to build a new home?

by Larry Hall

You are looking for a new home but realize there just isn’t many on the market. You have probably thought about just building a home then! It is definitely an option if you can do so. A new home is maintenance free for the most part and worry free as everything will be new!

When you’re looking at building a new home the first step after getting approved for a home loan is to pick the area you want to live in. Once you’ve picked your lot or piece of land to build on you will meet with a builder. If the development you choose is a closed builder area than they typically have 2 or 3 builders to choose from. If it is an open builder development than you will get to choose any builder you wish. Once you sit down with the builder and decide on what you want in your new home and how you want it designed the builder will head back make a drawing with the design and dimensions of your home. You will have the opportunity to look at this drawing and either accept the design or you can change a few things up if you aren’t completely sold on it. Once it is exactly how you like it you will accept the rendering and then building starts!

Normally at this point you are so excited to be getting your new home but there is still time to wait. The building process typically takes 4-6 months depending on the weather and how well it cooperates. When the building gets to the point of near completion you will meet the builder at your new home and do a blue tape walk through. This blue tape walk through is used to point out any imperfections in your home and have them corrected before closing. After all it is a new home! You want it to be perfect! After those items are corrected then it is time for closing and you can move into your BRAND NEW home! If you have any questions reach out to L+H Homes and let us know how we can help. We also work with a few builders and can set up a meeting if you would like to explore the building process.
