I'm a first time home buyer!! What's first?

  1. Pre approval- Getting pre approved is going to be the 1st step. Your pre approval letter will be submitted with any offers.
  2. Selecting an agent/agency paperwork-There will be agency paperwork to go over when selecting an agent along with other required paperwork that outlines various forms of agency. This agreement outlines whats expected out of the client and agent.
  3. Finding the one-Now is the time to go find the home of your dreams. Homes are accepting offers at such a break neck pace now, that a up too date home searching platform is vital to help secure your dream home. (your L+H Homes agent can set this up for you)
  4. inspections, appraisals and final walk- once an offer has been accepted and earnest money has been deposited, we will conduit our inspection and discuss repairs that you would like to be done. Once an agreement has been reached between buyer and seller the repairs begin. The lender will order the appraisal once they have received the earnest money receipt. The appraiser is a neutral 3rd party that goes out to make sure the home is worth what the agreed price. The final walkthrough is where we go and make sure all of the agreed repairs were finished and everything is satisfactory to the buyer.
  5. Closing day-Today is the day you close on your house. Make sure you bring a valid id and certified check or be sure to setup wire information a few days before. Congratulations! You are a homeowner!
